HONEY! I SHRANK THE ZOO... The effects of value engineering
Steve's first major design change was to eliminate the mezzanine level. This lowered the construction cost of teh building significantly because of the deletion of mezzanine structural elements and vertical circulation, such as the stairway and elevator. However, to everyone's fortune, even though the mezzaine was eliminated, the building was still able to retain all of the square footage of the original program because much of the square footage of the now deleted mezzanine level had be devoted to horizontal and vertical circulation. As a result, the building height was dropped almost six feet, which wasn't significant enough to lose the drama of the tall window curtain walls. Unfortunately, associated with this change was the bridge to the Primate Center. The changes to the Panorama Cafe reduced the budget by almost $800,000 dollars.
