MORE FUN THAN A BARREL OF MONKEYS... managing a large and diverse design team
O'brien Krietzberg is the construction management firm hired by the Zoo Society to be the point of contact for not only the Zoo Society itself, but for the site architect, Field Paoli. At the beginning of the project it was determined that an outside management firm was needed to be brought into the project because many of the project managers from the Zoo Society had little experience in managing large projects. O'brien Krietzberg was invited to bid on the project and won the job because of, according to John Aikin, of personal skills and organized presentation. Despite having no zoo experience, the Zoo Society thought that this wouldn't be a problem, and that their management experience was far more important. Despite having a few awkward moments, the Zoo Society has felt that the work relationship has worked well. One of the advantages of having a experienced construction management firm on the project team is the ability to provide technical construction knowledge. This proved to be extremely valuable to the Zoo Society and Field Paoli because of the strict budget and numerous value engineering exercises. The fact that the Zoo Society doesn't have any in-house architects, planners or estimators, they must rely heavily on O'Brien Kreitzberg for their construction knowledge. This sets up a interesting relationship with Field Paoli because the architect works for a client with construction knowledge. Little time is spent educating or translating architectural language and terminology. In the long run, this relationship will make the project stronger and more successful.
