OWNER-BUILDER
DELIVERY PROCESS


The vision of the
U.C.S.F./Mt. Zion Cancer Research Center also led to alternative methods in the
construction bid and building process. As a hybrid entity the
partnership between Stanford and U.C.S.F. “allowed” the selection of a
delivery process other than traditional methods.
An Owner-Builder delivery method was employed where the owner,
“carried the general conditions” and acted similar to a general contractor.
Although previously employed on smaller projects, this was the owners the first application
of such a delivery process on a project with numerous (43) subcontractors. To aid in the estimate and control of cost a Construction
Manager, Pro-West, was also engaged.
Different relationships between entities followed from this new process. As illustrated by the diagrams below, Subcontractors were directly linked to the owner.

Advantages:
The owner retains control of decisions during construction. Tough Bid Markets reduce the pool of available contractors.
Options maximized during a competitive bid market. No single entity within Subcontractors takes charge to coordinate work.
Relationship with
Subcontractors allows "Shared
Vision".
Requires more coordination by architect.
