Site and Environmental Analysis: Pre-Funds
for
Pre-development
The city gave the developer pre-development funds to pay for professional
services for site and envrionmental analysis. Geotechnical analysts investigated
the soil and land content and decided how suitable the site was for building.
In the survey, or the legal dead of research, the legal conditions of
the site, i.e. easements, set-back requirements, electricity and plumbing
accessibility, and property requirements, were all investigated.
At the same time the environment was analyzed. Zoning requirements were
determined by the planning department. General and specific requirements
were applied. Parking was also considered during this stage.
To do all this money was needed. Bridge being the master developer, they
worked with the lenders to recieve tax credits and city funding. This
money funded the site and evironmental analysis as the design was being
developed and refined.
One conflict on the site that interfered the project was an existing
greace trap that was located where a trellis entrance was planned. Because
the trellis entrance had a large tree right next to it, there was no space
to move the trap. The interceptor was required to collect waste for both
the housing property and the community center property, thus the location
being right in between at the entrance. The interceptor had to go under
the sidewalk in order to fit.
